The village of Minooka recently looked to pass a vacant foreclosure ordinance requiring registration of vacant/foreclosed properties which included a provision that required the property—once on the registration list—to be inspected before regarding occupancy.

Through the work of the Illinois Association of REALTORS® local Government Affairs Director (GAD) and RVOICE efforts together with the Three Rivers Association,  REALTORS® were able to offer language to amend the proposal to exempt these properties from inspection as no inspections are required at-large.   

This effort allowed the village to gain what is needed and protected the “As Is” status of transactions with no local hindrance and regulation. Local GAD Tom Joseph shed light on the issue for the Village President and manager as the city had no capacity to inspect the properties.
"Getting Minooka to agree on no inspections is a major win, as it continues to keep the Will-Grundy region 'As Is' and non-regulated which allows for real estate properties to move swiftly with limited municipal interference," said REALTOR® Jim Sim, chairman of the Three Rivers Association of REALTORS®.
